Property Analysis in Your Pocket!

- Enter some information about the property by tapping Property Data.

- Look at the Purchase Summary to see your initial cash investment, mortgage information, and cash flow.

- Look at the Buy and Hold Projection to see a 30-year financial projection with an income analysis, loan analysis, and sale analysis.

- Email the financial projection to your clients or investment partners as a PDF file.

- Touch the Map button to locate the property using Google Maps.

- Take a Photo and store it with the property.

Purchase Summary

- The Purchase Summary shows a top-level financial analysis of the investment property.

- The Purchase section shows you the details of the property purchase. The Initial Cash Invested includes your Downpayment, Closing Costs, and Fixup Costs.

- The details of your loans are shown in the Mortgages section.

- The Income section calculates your Operating Income as the Gross Rent minus the Vacancy Loss.

- The Expenses section shows all of your expenses in monthly and annual amounts, and adds them up to get your Operating Expenses.

- The Net Performance section shows you the Net Operating Income, Cash Flow, and Gross Equity Income. Many investors only look at the NOI or Cash Flow when buying a property, but the Gross Equity Income is really the most important value to look at, because it shows your bottom-line performance.

- The Performance Metrics section is the most valuable section of the Purchase Summary. It shows several metrics that allow you to do a true apples-to-apples comparison between properties.

Buy and Hold Projection

- The Buy and Hold Projection projects the financial performance of your property out to 30 years.

- You can move the slider at the bottom of the report to change the holding period from 1 to 30 years, and the numbers instantly update!

- The Income and Expenses sections have the same format as the Purchase Summary.

- The Income Analysis section shows you how the property is performing as a buy-and-hold investment. The Return on Equity shows you how hard your money is working for you. For example, in 10 years you might have a bunch of dead equity in this property that you could pull out and leverage into another property.

- The Loan Analysis section shows your Equity, Loan-to-Value Ratio, and Potential Cash-Out Refi. You'll be able to predict when you can pull some money out of the property.

- The Sale Analysis section calculates your Net Profit and Return on Investment when you sell the property. You can change the Holding Period slider to instantly see how many years it will take to break even, and how many years it will take to make a good profit.

Email the Projections as a PDF

- You can Email the financial projection to your clients or investment partners as a beautifully formatted PDF file.

- The Pro Version allows you to add a Custom Cover Page to the PDF with a picture of the property, along with your name, company, and contact info.

Amazing Flexibility

- You can enter a Single Value or an Itemized List of values.

- Each value can be Proportional to another value like Sale Price or Square Footage.

- Or you can just enter a Fixed Amount.

- No other mobile real estate analysis software offers this degree of flexibility!

Itemized Expenses

- You can also enter your income or expenses as an Itemized List.

- Each itemized value can be Proportional to another value or a Fixed Amount.

Create Custom Categories

- You can create an unlimited number of Custom Categories for your income and expenses.

- Expenses can be entered on a Yearly, Quarterly, Monthly, Fortnightly, Weekly, or Daily basis.

Multi-Unit and Commercial Properties

- The Pro version of Property Evaluator can analyze Multi-Unit and Commercial Properties.

- You can enter an unlimited number of units.

Detailed Rent Schedules

- You can create a detailed rent schedule for each unit.

- Rent can be entered as a fixed amount, or as a cost per square foot (meters are used outside the US).

- You enter a different rent amount for any year, and you can decide whether to apply inflation or keep the rent constant between the values that you've entered.

- The graph at the bottom helps you visualize the rent schedule.

Mortgages

- You can enter up to two Mortgages.

- You can choose between Amortizing and Interest-Only loans.

- Tap Payment Schedule to see the amortization table for the life of the loan.

Amortization Table

- Check out the payment details and balance for the entire term of the loan.

- The annual totals for Interest and Principal are shown for each year.

Map

- Touch the Map button to show the location of the property on Google Maps.

Photo

- Touch the Photo button to store a photo with the property. You can take a picture with your iPhone camera, or select a photo from your Photo Albums.

Settings

- All of the default input values can be changed in the Default Property Settings.

- You can also customize all of your Income and Expense Categories.

- Property Evaluator has full support for International Units and Currencies.

- Canadian investors can choose a semi-annual Compounding Period.
